Fresh paint, staging, repairs and curb appeal sell homes. Now you can fund them with up to $50,000 and nothing out of pocket today. It all gets paid back from your proceeds at the closing table.
Today's buyers are choosier, and homes that need work tend to sit longer and invite lower offers. The fix is usually simple: paint, a deep clean, a few repairs, staging and a sharp front yard. The hard part is paying for it before you've sold.
That is exactly the gap this program closes. You make the improvements that win offers now, and settle up once your home sells. Every homeowner is an investor, and this is one of the smartest investments you can make before listing.
Five steps. I guide you through every one of them.
We tour your home together, pinpoint the updates buyers in your area care about most, and sign your listing agreement.
I enroll you in eXp Ready and you complete a quick online application with Notable. Notable states that applying does not affect your credit score.
Use your approved funds to pay any painter, stager, landscaper, cleaner or contractor you choose. Only spend what you need.
Your home hits the market looking its best, backed by my full listing launch: pro photos, marketing and targeted ads.
What you spent, plus a one-time fee and fixed interest, comes out of your sale proceeds. No separate bill to chase.
Funds can go toward the work it takes to get a home ready for market, including:
Tap the projects you're considering and adjust each budget to your quotes. See what's due today (spoiler: nothing), then send your plan to me and I'll tell you which projects will pay off most for your home.
Pay-at-close financing lets you pay for pre-listing work now, like paint, staging and repairs, and repay it from your sale proceeds at closing. eXp Ready, powered by Notable, offers eligible sellers up to $50,000 this way. Because the program is available only to sellers working with an eXp agent, it is one of the tools JW Indy Real Estate brings to every listing conversation in the Indianapolis area.
Sellers typically use savings, a HELOC, a personal loan, credit cards or a pay-at-close program. Pay-at-close programs like eXp Ready require no money upfront and are settled at the closing table instead of through a separate monthly bill. Before you fund anything, as a local listing agent, JW Indy Real Estate can tell you which repairs buyers in your neighborhood will actually pay for, and which ones you can skip.
Yes, you can sell as-is, but homes that need visible work often sit longer and attract lower offers, especially when buyers are being selective. Many sellers find that a few targeted updates net them more than they cost. When I meet with sellers, I compare the as-is route and the prepped route side by side so the decision is based on numbers, not guesswork.
The highest-return projects are usually the simplest: neutral interior paint, a deep clean, curb appeal, staging and fixing items a buyer's inspector would flag. Major remodels rarely pay for themselves right before a sale. The right list depends on your home's price point and neighborhood, which is exactly why JW Indy Real Estate performs a pre-listing walkthrough.
For most homes, yes. Staging helps buyers picture themselves living in the space and makes listing photos stand out online, where nearly every buyer starts their search. With pay-at-close funding, staging no longer has to come out of pocket before you sell. JW Indy Real Estate can help you decide whether full staging, partial staging, virtual staging or a simple refresh fits your home best.
Notable states there is no impact to your credit to apply or access funds. Approval is still subject to credit approval and lender underwriting, and is not guaranteed. The application takes minutes once your listing agreement is in place and I provide the application link.
Funds come from Notable, eXp's financing partner, through its lending affiliates. It is not a loan from eXp Realty or from your agent. Your agent's role is to help enroll you and advise which projects will have the most impact when marketing your home.
Up to $50,000, based on Notable's approval of your application. You only repay what you actually spend, not your full approved amount, plus a one-time fee and fixed interest. JW Indy Real Estate's Prep Plan Builder above is a good way to see what your own project list might add up to.
Yes. You can pay any vendor or pro you choose, whether that is a painter you already trust or someone new. If you need local names, I am happy to point you to Indianapolis-area pros.
At closing, out of your sale proceeds. The balance becomes due when the home sells or after 12 months, whichever comes first, or sooner if another event in your loan agreement applies.
You may be able to request an extension or set up a payment plan. If you take the home off the market, the balance needs to be repaid. Reviewing the exact terms before committing is advised so there are no surprises.
Funds are unsecured and not recorded on the deed. Your loan agreement with Notable will spell out the specific terms.
The program is for homeowners selling with an eXp Realty agent. Approval depends on Notable's underwriting and is not guaranteed. The fastest way to find out if your home is a fit is a quick conversation with JW Indy Real Estate who knows your market.
